In a time where sustainability and responsible resource use are more important than ever, we are proud to share the story of the transformation of an old commercial building on Baltorpvej into new, modern residences – a decision that not only revitalizes a building’s past but also contributes to a greener future.

This building, completed in the late 60s as a classic precast concrete structure, faced an uncertain future. With challenges in finding tenants, we, in close collaboration with Fast Ejendom Danmark A/S, saw a unique opportunity to transform and breathe new life into the structure by converting it from offices to residences. By choosing transformation over demolition, we could reduce the CO2 footprint, and although this solution may be more costly, it’s an investment that Fast Ejendom Danmark A/S has prioritized highly.

FAÇADE ARCHITECTURE

The new façade design respects the building’s original structure while giving it a fresh and modern expression. White steel balconies add both function and elegance, standing in striking contrast to the raw concrete. Vertical slats in warm tones provide natural sun shading, creating a dynamic façade that changes with the daylight, making the building feel alive and ever-changing.

Beyond aesthetics, the balconies enhance natural light, create inviting outdoor spaces, and strengthen the connection between the apartments and the surrounding city. By blending old and new, the building maintains its history while seamlessly integrating into its modern urban setting.

INTERIOR ARCHITECTURE

Inside, the apartments strike a balance between industrial heritage and contemporary comfort. Exposed concrete columns and beams preserve the building’s character, while new light-toned surfaces soften the overall look, creating a stylish contrast. Inspired by the industrial New York loft style, the design highlights authenticity while ensuring a warm and inviting atmosphere.

This careful renovation brings together history and modernity, offering residents a unique and timeless living experience.

OUTDOOR SPACES

The outdoor areas are designed for both community and recreation. Lush green spaces, integrated seating areas, and family-friendly features—such as playgrounds, climbing structures, and a sports field—create a welcoming and vibrant environment where people can connect and unwind.

Thanks to our collaboration with Fast Ejendom Danmark A/S, HHM, OBH-Gruppen, and Danielsen Urban Landscape, we are proud to present a DGNB Silver-certified property. This project is a testament to the benefits of transformation over demolition, proving that sustainable design can preserve history while meeting modern needs.
