In a time where sustainability and responsible resource use are more important than ever, we are proud to share the story of the transformation of an old commercial building on Baltorpvej into new, modern residences – a decision that not only revitalizes a building’s past but also contributes to a greener future.

This building, completed in the late 60s as a classic precast concrete structure, faced an uncertain future. With challenges in finding tenants, we, in close collaboration with Fast Ejendom Danmark A/S, saw a unique opportunity to transform and breathe new life into the structure by converting it from offices to residences. By choosing transformation over demolition, we could reduce the CO2 footprint, and although this solution may be more costly, it’s an investment that Fast Ejendom Danmark A/S has prioritized highly.

This building, completed in the late 60s as a classic precast concrete structure, faced an uncertain future. With challenges in finding tenants, we, in close collaboration with Fast Ejendom Danmark A/S, saw a unique opportunity to transform and breathe new life into the structure by converting it from offices to residences. By choosing transformation over demolition, we could reduce the CO2 footprint, and although this solution may be more costly, it’s an investment that Fast Ejendom Danmark A/S has prioritized highly.

Our approach was to respect and preserve the building’s original architecture while modernizing it to meet present-day needs. By enlarging the window openings, we ensured better daylight conditions, and with additional insulation and a new, white plastered facade, we have given the building a fresh and inviting appearance. Inside, we followed the existing structure in order to design 96 apartments of varying sizes. All apartments are equipped with balconies in order to better enhance the residents’ quality of life.

The architectural facade motif respects the existing structure while introducing a new structural and architectural system. This system includes balconies and passive sun shading for each residence, appearing in white-painted steel, carefully selected to complement the building’s aesthetics, combined with vertical louvers in a warm hue that function as natural sun shading on hot days.

The outdoor areas have been designed with a focus on community and recreation, from lush edge zones and integrated seating areas to child-friendly playgrounds, climbing frames, and a sports court. All of this contributes to creating a vibrant and inclusive environment

With great thanks to our developer, Fast Ejendom Danmark A/S, and our partners HHM, OBH-Gruppen, and Danielsen Urban Landscape, we now have a DGNB silver-certified property, as a strong example of the construction waste savings that can be achieved by choosing transformation over demolition.

The building will be completed in the spring and be ready to welcome residents to a new chapter on Baltorpvej. This transformation goes beyond a typical renovation; it is a tribute to the future and an appreciation of the unique qualities that arise when we choose to preserve.
